Westbrook Village is my answer for buyers who say the newer communities feel raw. The trees are grown in, the streets are quiet, the two rec centers are genuinely well used, and you're inside Peoria proper — groceries, doctors, and restaurants are minutes away, not a highway trip. It's also one of the best values per square foot in a golf community once you account for how close it is to everything.
How Westbrook Village came to be.
Del Webb began Westbrook Village in the early 1980s in what is now central Peoria, and build-out ran into the mid-1990s across roughly 3,900 homes. Because it was built before the West Valley's outward boom, Westbrook has something the newer communities can't manufacture: forty-year-old shade trees, established landscaping, and city services already built out around it.

The people you'll meet in Westbrook Village.
Ownership is a mix of long-tenured residents who bought in the 1980s and 1990s and a steady stream of newer buyers in their late 50s and 60s trading into a more established neighborhood. Seasonal ownership exists but is lower than in Sun City West — Westbrook has a higher share of full-time, year-round residents, which shows in how active the clubs stay through summer.
