Bill's take

Why I send clients here.

Victory is the community that surprises out-of-state buyers the most. Everything else out here is a community with a clubhouse; Verrado is a town with a Main Street, and Victory lets you live in a gated 55+ enclave while still walking to coffee, dinner, and live music. Combine that with mountain-adjacent lots and it's the most genuine sense of place in my inventory.

A short history

How Victory came to be.

Verrado opened in 2004 as DMB's answer to sprawl: a walkable master plan at the foot of the White Tank Mountains with a real Main Street, front porches, and street trees. Victory was added as Verrado's age-qualified district, opening in the early 2010s around The Victory Club and the Victory Golf Course. Because several builders have worked in Victory over the years, housing stock spans roughly 2011 to current new construction.

Who lives here

The people you'll meet in Victory.

Victory draws a younger active-adult buyer, many still working part-time or consulting, with heavy relocation from California and the Pacific Northwest. Because the district is newer, the resident base is less tenured than the Sun Cities and more oriented toward hiking, cycling, and Main Street social life than card rooms and shuffleboard. Both full-time and seasonal owners are common.

A day in the life

What retirement actually looks like here.

Golf carts before sunrise. Pickleball by 8. Lunch with neighbors who became friends. Wine on the patio when the desert cools off. This is the rhythm of Victory.

Why this community is different

The things only locals point out.

A real Main Street, not a clubhouse substitute

Verrado's town center means your social life isn't confined to the community calendar.

Mountain-adjacent living

Trailheads into the White Tanks are minutes from the gate — rare for a 55+ community.

New construction still available

Buyers who want to pick finishes rather than remodel can often still build here.

Best fit for

Who tends to love it here

  • Buyers who want walkable town life alongside 55+ amenities
  • Hikers, cyclists, and outdoors-first retirees
  • Buyers who prefer new or nearly new construction
What to know before you buy

Honest watch-outs

  • Buckeye is the farthest west of my communities — factor drive time to Sky Harbor and east-valley family
  • Two assessments plus possible golf membership; model the full monthly carrying cost
  • Ongoing construction in parts of Verrado means periodic noise and changing streetscapes
