Trilogy at Vistancia
The design-forward one — Shea's gated 55+ village inside Vistancia, built around the Kiva Club and a Gary Panks championship course.
Why I send clients here.
Trilogy is where I take buyers who walked through a Del Webb community and said the architecture felt dated. It's the most design-driven active-adult community in the West Valley, the elevation is higher so summer evenings cool off faster, and the views north toward the Bradshaws are the best of any community I sell. You pay for all of that, and for the right buyer it's worth every dollar.
How Trilogy came to be.
Shea Homes opened Trilogy at Vistancia in 2004 as the age-qualified village inside Vistancia, a large master-planned community in north Peoria. Trilogy brought a deliberately contemporary architectural vocabulary to the West Valley — flat rooflines, steel, glass, and desert-modern palettes — at a time when nearly every competitor was building Tuscan and Santa Fe. The Kiva Club opened as its social center, and Trilogy Golf Club at Vistancia, designed by Gary Panks, anchors the golf side.

The people you'll meet in Trilogy.
Trilogy attracts a younger, higher-income active-adult buyer than the Sun Cities — frequently newly retired professionals in their late 50s and 60s, plus a strong contingent from California, Washington, and Colorado. Many households are still traveling heavily or working part-time remotely, so full-time occupancy varies by street. Design-conscious buyers and second-home owners are both well represented.

What retirement actually looks like here.
Golf carts before sunrise. Pickleball by 8. Lunch with neighbors who became friends. Wine on the patio when the desert cools off. This is the rhythm of Trilogy.

The things only locals point out.
If Tuscan and Santa Fe feel dated to you, Trilogy is the only West Valley 55+ community that reads contemporary throughout.
North Peoria sits higher than the Sun Cities — cooler evenings and long mountain sightlines.
Most homes are 2004 or later, so major systems are far younger than in the 1960s–1980s communities.
Who tends to love it here
- Design-driven buyers who want desert-contemporary, not Mediterranean
- Newly retired professionals with a higher budget
- Buyers who want newer construction and fewer near-term repair projects
Honest watch-outs
- Two assessments (Trilogy plus Vistancia master) — budget for both
- Farther from central-Valley medical centers than Sun City West or Westbrook Village
- Price per square foot is the highest of my communities; comparable space costs less further south
