Why I send clients here.

The Grand is what you get when Del Webb gets a second chance to do it right. Open floor plans, 9-foot ceilings, attached garages with space for a golf cart, and four golf courses inside one community. The 45+ rule makes it work for couples where one spouse is still a few years from traditional retirement.

A short history

How The Grand came to be.

Del Webb opened Sun City Grand in 1996 in then-rural Surprise. Build-out finished in 2005 at roughly 9,550 homes plus 252 condos. In 2023 the community rebranded as 'The Grand' to reflect its broader appeal and 45+ age policy.

Why this community is different

The things only locals point out.

45+ age policy

Workable for couples where one spouse is still working. Sun Cities don't offer this.

Newer construction

1996–2005 builds mean modern layouts, better insulation, and lower maintenance surprises.

Four courses inside one community

You'll never play the same course twice in a week.

Best fit for

Who tends to love it here

  • Couples not yet fully retired
  • Buyers who want newer construction without going custom
  • Avid golfers
What to know before you buy

Honest watch-outs

  • HOA dues are 3–4x what RCSCW charges
  • Not gated — security comes from a community patrol
  • Inventory turns faster; be ready to act
