Bill's take

Why I send clients here.

Sun City West is where I work, live, and know every street. It's the second-generation Del Webb community — bigger floor plans, golf-cart streets, and an amenity package that rivals communities charging triple the dues. If you want active-adult living without paying gated-community premiums, this is the answer.

A short history

How Sun City West came to be.

Del Webb broke ground in 1978 on what was citrus groves and cotton fields, three miles west of his original Sun City. By 1996 the build-out was complete at 17,000+ homes. Today it's resident-governed through the Recreation Centers of Sun City West (RCSCW).

Why this community is different

The things only locals point out.

Lowest rec fee per amenity in AZ

$540/yr buys access to 9 golf courses, 4 rec centers, and 100+ clubs. No comparable community comes close.

Resident-governed

RCSCW is run by elected residents — your dues stay in the community, not in a developer's pocket.

Stable resale market

Lower volatility than newer West Valley communities. A reliable hold for fixed-income buyers.

Best fit for

Who tends to love it here

  • Value-driven buyers
  • Active golfers and pickleball players
  • Anyone who wants amenities without gated premiums
What to know before you buy

Honest watch-outs

  • Original homes (1978–1985) often need updates
  • No formal gating — security comes from the Posse and neighbors who watch out
