Sun City West
Bill's home market — Del Webb's second act, still the best amenity-per-dollar value in the West Valley.
Why I send clients here.
Sun City West is where I work, live, and know every street. It's the second-generation Del Webb community — bigger floor plans, golf-cart streets, and an amenity package that rivals communities charging triple the dues. If you want active-adult living without paying gated-community premiums, this is the answer.
How Sun City West came to be.
Del Webb broke ground in 1978 on what was citrus groves and cotton fields, three miles west of his original Sun City. By 1996 the build-out was complete at 17,000+ homes. Today it's resident-governed through the Recreation Centers of Sun City West (RCSCW).
Developer: Del E. Webb Development Co. · Build-out: 1978 onward

What retirement actually looks like here.
Golf carts before sunrise. Pickleball by 8. Lunch with neighbors who became friends. Wine on the patio when the desert cools off. This is the rhythm of Sun City West.

The things only locals point out.
$540/yr buys access to 9 golf courses, 4 rec centers, and 100+ clubs. No comparable community comes close.
RCSCW is run by elected residents — your dues stay in the community, not in a developer's pocket.
Lower volatility than newer West Valley communities. A reliable hold for fixed-income buyers.
