Bill's take

Why I send clients here.

Arizona Traditions is the hidden gem on my list. You get guard-gated security, a real golf course, and a true neighborhood feel at price points that gated Del Webb communities can't touch. White Tank Mountain views from the back nine, and one of the warmest resident cultures in the West Valley.

A short history

How Arizona Traditions came to be.

Arizona Traditions broke ground in 1996 in what was then the western edge of Surprise. Build-out continued through 2014 across 1,895 homes. Unlike Del Webb communities, it was built by Continental Homes (later D.R. Horton), which gives it a different floor-plan personality and a more residential, less resort-grand feel.

Developer: Continental Homes / D.R. Horton · Build-out: 1996 onward

Why this community is different

The things only locals point out.

Gated community on a non-gated budget

Real 24-hour gated security under $450K is very rare in the West Valley.

True 55+ enforcement

Stricter age policy than The Grand keeps the community feel consistent.

Small-town neighborhood culture

Residents repeatedly cite this — newcomers get welcomed fast.
