Bill's take

Why I send clients here.

Sun City is where the whole 'active adult' concept was invented. If your budget is tight or you're snowbird-shopping for a winter base, this is hands-down the most home you'll get for your dollar in Maricopa County. Original Del Webb floor plans are honest, well-built, and easy to update.

A short history

How Sun City came to be.

On January 1, 1960, Del Webb opened Sun City to 100,000 visitors over a single weekend — 272 homes sold in 48 hours. It was the first community in America built specifically around the active-retirement idea, and it changed how the country thought about getting older. By 1980 it was a model copied across the Sunbelt.

Why this community is different

The things only locals point out.

Lowest entry price in the West Valley

Patio homes still trade in the high $100Ks — almost unheard of for an amenity-rich 55+ community.

Walkable, golf-cart friendly

Streets and shopping designed for cart-only households. You can genuinely live here without a second car.

Deep social infrastructure

65 years of clubs, charities, and traditions. Newcomers slot in quickly.

Best fit for

Who tends to love it here

  • Budget-conscious buyers
  • Snowbirds wanting a winter base
  • Investors looking for cash-flow rentals (subject to 55+ rules)
What to know before you buy

Honest watch-outs

  • Older homes — inspect roofs, HVAC, and plumbing carefully
  • Smaller floor plans than SCW or newer communities
  • Lot sizes vary widely
